FAQ
Common questions from investors, developers and athletes about ASM Capital.
No. ASM Capital is not itself an investment fund. We identify, structure and participate in select real estate opportunities created through our relationships with world-class athletes and leading developers. Where an opportunity requires an investment vehicle or fund structure, ASM works with independent third-party fund administrators and other professional partners to establish and administer the appropriate structure.
Depending on the transaction, investors may have opportunities to participate in Athlete Signature Units, co-invest alongside athletes in selected residences, participate in development-level LP opportunities, or provide developer and construction financing. Each opportunity is separately structured and presented on its own terms.
Where a transaction uses a third-party investment vehicle, investor subscriptions and administration are handled through the applicable independent fund administrator and other designated professional service providers. The specific structure and parties involved are disclosed for each opportunity.
Athlete Signature Units are selected residences connected to a broader athlete partnership with a development. An athlete may acquire or align with a residence, while ASM can work with the developer and capital partners to identify additional units that form part of an athlete-led Signature Collection supported by agreed branding and marketing.
In selected opportunities, yes. ASM may structure opportunities where investors participate alongside an athlete, ASM or its partners in individual residences or a collection of Athlete Signature Units. The ownership structure, economics, risks and exit strategy vary by transaction.
Opportunities may extend beyond individual residences. Depending on the project, investors may be offered access through third-party structures to development-level LP interests, developer debt, construction financing or other real estate transactions.
ASM's economics vary by transaction and may come from its role in originating, structuring, marketing, managing or participating in an opportunity. ASM may also invest alongside other participants. Applicable ASM compensation and economic interests should be disclosed within the documentation for each specific transaction.
The athlete is intended to be more than a passive name attached to a property. Depending on the partnership, athlete involvement can include ownership or participation in a residence together with content, social media, events, PR and other agreed marketing activity designed to differentiate the development and its Signature Units. Athlete involvement does not guarantee sales, appreciation or investment returns.
Yes. ASM can work directly with developers to structure the athlete relationship and negotiate elements such as selected inventory, property economics, marketing rights, athlete activation and potential capital opportunities. Terms vary significantly between developments.
No. All real estate investments involve risk, including possible loss of principal. Athlete involvement, negotiated pricing or marketing activity does not guarantee property appreciation, liquidity, sales or investment returns. Investors should review the documentation and conduct their own due diligence before participating.
Eligibility depends on the structure of each opportunity, applicable securities laws and jurisdiction. Certain offerings may only be available to accredited, sophisticated or otherwise qualified investors.
Investors can register their interest with ASM Capital. When a suitable opportunity is available, eligible investors may be introduced to the applicable investment structure and third-party administrator or other investment partner to review the offering documentation and participation process.
